Sold price records and the property passport

Start with a postcode or address. Greathome lists every registered sale in that postcode, grouped by exact HM Land Registry address. You choose the record; nothing is fuzzy-matched. The passport then stamps each further check with its source and date.

  • Explicit address selection, never a guess
  • Energy certificates selected from the official register
  • A clearance summary of what has been checked

Before you commit

The questions you’re already typing.

Every Greathome report starts from the questions movers actually ask: what has this property sold for, what is the area really like, which schools are nearby and what will it all cost.

Each answer names its source and its date. Where a source cannot answer yet, the gap stays visible instead of being filled with an estimate.

Start with your postcode
  • sold prices on my street
  • is this area safe
  • schools near this address
  • stamp duty on a first home
  • how much deposit do I need
  • EPC rating of this flat
  • planning constraints near me
  • what if rates rise by two points
  • rental yield on a buy-to-let
  • moving to the UK from abroad
  • council tax and running costs
  • compare two houses side by side

Four stops from postcode to decision.

No sign-up to start. Every stage keeps sourced facts, your assumptions and unavailable evidence visibly separate.

  1. Search

Type a postcode or address. Live geography and HM Land Registry records give you an explicit property choice.

  2. Understand

Read the passport: registered sales, energy, area signals and schools, each with its source and date.

  3. Model

Calculate the true cost with official tax bands beside your editable fee and running-cost allowances.

  4. Decide

Save up to three scenarios, compare them side by side and share a dated report link you control.

Before you search

Questions movers ask before they search.

Straight answers about the evidence.

Where does the evidence come from?

Registered sales come from HM Land Registry Price Paid Data. Postcode geography comes from Postcodes.io, built on ONS data. Energy certificates come from the MHCLG register, area incidents from Police.uk, planning designations from Planning Data and schools from the official Get Information About Schools download. Every panel shows the retrieval date.

Which parts of the UK are covered?

Postcode geography works across the UK. Registered sold prices are live for England and Wales. Planning Data and school discovery cover England. Where a source does not cover a place, the report shows the gap; it never substitutes a nearby area or an estimate.

Do I need the full postcode to search?

No. Type whatever you know: a full postcode goes straight to the registered addresses; a district such as TW1, a sector such as TW1 1, or a whole area such as TW lists every live postcode inside it; a place name such as Teddington or Bristol finds the place and the postcodes around its centre; and a full address works because Greathome reads the postcode from it.

Is a sold price a valuation?

No. A registered sale is what a buyer paid on a given date. It is evidence about the past, not a current valuation, survey, title or ownership record. Greathome keeps that distinction visible everywhere a price appears.

Do I need an account, and is this advice?

No account is needed to research. Nothing here is financial, tax, mortgage, legal or valuation advice; it is sourced evidence and your own arithmetic, kept visibly apart.

Where do you want to move next?

A postcode or an address is enough to begin. No account, no estimate in place of evidence.

What happens next

  1. Greathome verifies the place and lists every registered sale for the postcode.
  2. You choose the exact address and open its property passport.
  3. You model the true cost, save up to three scenarios and share a dated report link.
