Start with the correct national rule

Prepare a decision pack, not just documents
Alongside identity evidence, write down your available move-in cash, monthly income, intended move date, household needs and realistic commute. This lets you compare homes consistently when the market feels unfamiliar.

Research before committing remotely
Confirm the exact address, who is entitled to let it, what is included, the agreement terms and the condition record. If you cannot visit, use an independent viewing or trusted representative and avoid treating photographs or postcode-level evidence as a property inspection.
