Buying a home: the decision-by-decision guide

A calm route from affordability and research through offers, legal work, exchange and completion.

Short answer

Treat a purchase as a sequence of separate decisions: budget, location, property evidence, offer, legal due diligence, finance, contract and completion. Keep the survey, lender valuation and legal searches distinct, and do not assume an accepted offer is the finish line.

1. Set the decision frame

Start with cash available, monthly resilience and the type of move you are making. A lender’s maximum is not the same as a comfortable budget, and the purchase price is not the whole cost.

  • Separate deposit money from tax, legal work, surveys, moving and immediate repairs.
  • Write down location needs and trade-offs before browsing individual homes.
  • Stress-test the monthly plan rather than relying on one interest-rate assumption.

2. Research the property and place

Compare the exact address, the building and the surrounding area as different evidence layers. Registered sale history describes completed transactions; it is not a current valuation. A postcode point describes an area, not a title boundary.

  • View more than once and at times relevant to your routine.
  • Confirm tenure, lease information and what is included in the sale.
  • Check schools, transport and area evidence against your own eligibility and journey needs.

3. Offer, investigate and contract

For England and Wales, an offer is generally not legally binding until contracts are exchanged. After acceptance, the legal professional reviews title and contract material, raises enquiries and arranges searches. A survey is a separate investigation into condition.

  • Make clear what your offer assumes.
  • Choose your legal professional and survey scope deliberately.
  • Do not transfer money using bank details changed only by an email; independently verify instructions.
  • Exchange only when finance, legal work and the agreed completion plan are ready.

Scotland and Northern Ireland use different processes. Do not apply this sequence without checking the relevant national guidance.
